You have to pay your mortgage and ACHA will pay your down payment and closing costs. First of all money will be loaned as a second mortgage .A percentage of loan is forgiven each year that the homebuyer occupies the home without any interest. The only way in which the remaining balance has to repaid are as given: home is sold, ownership is transferred, the first mortgage is paid in full, or the purchaser no longer occupies the home as their primary living place.
This program is available for first-time buyers who earn 80% or less of the Area Median Income. The income of entire household must qualify for the fixed-rate mortgage according to its approved lender's guideline. The income guidelines are adjusted annually and remain same as for 2011.Adams County Housing Authority serves the people of their county for whom conventional housing is unaffordable. They don't have enough money to buy home in a very short time. Adams County Housing Authority is working with diverse communities to increase self sufficiency to preserve and expand affordable housing opportunities and to enhance the living standard in Adams County. The ACHA is endeavoring to construct a multi family development in the city of Thornton. This development has been awarded a grant from the Colorado Division of housing from their allocation of Neighborhood Stabilization Funds (NSP).This housing authority is an independent public corporation authorized by the state under the Colorado Revised Statutes. Adams Housing Authority is a body corporate and public agency which was officially organized in 1974 and ACHA's been a HUD approved housing counseling agency since 1978. The ACHA is organized by an executive director and is governed by a seven person board of commissioners and is subject to the requirements of title 24 of the code of Federal Regulations.
There is another project of ACHA which is known as Housing Choice Voucher program. This is a federal program that helps very low income families, the elderly and the disabled ones to afford decent, safe and sanitary housing in private market. ACHA administers 1384 Housing Choice Vouchers on behalf of U.S Department of Housing and Urban Development (HUD). The family that is issued a housing voucher is responsible of finding a suitable housing unit of family's choice where the owner agrees to rent under the program. This is the best housing scheme for the people of Adams County.
